The Pre-selling Process – once you’ve decided to sell your home it needs to be in the best shape possible. “Staging” or making your home appeal to many potential buyers should help your home sell more quickly as well as a higher sales price.

Inspector – Consider hiring a professional inspector before placing your home on the market. This can eliminate your concerns over major and minor problems with your home and will also give you a realistic idea of the cost of repairs so that you can either give a credit to a buyer or have the repairs done.

The Selling Process- The selling process requires proper pricing, smart marketing and ready access for potential buyers.

Pricing - Price is the most pivotal component of your sale. To determine the appropriate asking price I use a marketing analysis that includes: Review current market conditions, itemization of amenities, condition, review of ancillary benfits (ex. schools) and comparative sales within the previous 6 months. While no one wants to underprice their property, houses that are overpriced stay on the market longer until their proper price is reached.

Marketing Tools - Making sure people know your house is for sale and providing ready access to information about it is the first step to receiving offers. I've listed some of the methods/tools I use to market my listings

Multiple Listing Service(s) – This allows over 9000 agents in the Atlanta area matching your home to buyer’s needs.
For Sale Signage – let’s everyone that comes into view of your property know that it is available.
Informational Flyers – both outside and inside your home will give prospects additional information about your home.
Internet- your home will be showcased on numerous websites so anyone looking in the Atlanta area can see your home at their convenience.
Word of mouth – neighbors, friends and co-workers need to know your home is for sale.
Agent Caravan – a special open house just for agents allows them to pre-view your home for clients.
Open houses – weekend open houses allow prospective buyers, neighbors and people who just happen to be passing by see inside your home. Neighbors who want friends and family to move close by are a great source of a buyer.

Offers, Counter Offers & Closing
Receiving an offer – Once an offer has been received, it must be reviewed for contingencies (financial, inspection & prior sell) as well as for additional terms and condition

Counter 0ffer – until both parties have satisfied all terms and conditions. Once all terms are agreed upon it becomes a “binding and legal contract”.

Closing – Closing takes place at an attorney’s office and once all the paperwork has been signed, the transaction is complete. Check List for Closing
